Hurricane Nicole covered Florida's Atlantic coast last week. This year the hurricane season seems to have struck the already most vulnerable sectors - tourism, service, and hospitality, as well as residential buildings and the private sector. In other words, against the already global supply crisis and cost of living crisis, Hurricane Nicole has attacked the most vulnerable as well as the region's source of income, the community, and economy-building resources.

According to the latest data, authorities have organized the evacuation of 27 condominiums and 22 hotels in the area. Let's talk about the first aftermath of Hurricane Nicole, the reason this disaster is about to enter history books as one of the most destructive, and measures we can all take to prevent further losses and devastation.

Why was Hurricane Nicole so destructive?

Indeed, Florida is a state that is no stranger to hurricanes. Local businesses, as well as homeowners, are supposed to be ready and resourceful enough to withstand the damage a regular hurricane can (and does) bring to the region.

According to Pat Kuehn, a spokeswoman for the county, - "Nicole's damage has built upon Ian's damage and made the situation extremely dangerous and precarious."

Indeed, hurricane Ian struck coastal Florida just several weeks before Nicole, and the county seems to have not expected the next hurricane to be as powerful as the previous one. However, according to experts, Nicole didn't even have to put too much elbow grease to damage most of the properties beyond repair. Unfortunately, the main reason for this sequence of events was the fact that the threat of the upcoming hurricane season simply wasn't taken too seriously this time. Why?

It is all about the money... again.

Who does not dream about the beachy lifestyle that Coastal Florida has to offer? Cozy condominiums, waterfront properties, a tight-knit community, and a relaxed, joyful lifestyle are the reason some people are ready to make some serious sacrifices and complex financial decisions to finally make this dream come true.

However, the reality behind the glamorous facade of Florida's residential properties is a bit more gruesome than your real estate agent would allow themselves to reveal.

In June 2021, the Champlain Towers South, a residential high-rise in Surfside, Fla., collapsed and left 98 dead. State lawmakers subsequently passed a bill that required condominium and cooperative associations to re-evaluate their structures by the end of 2024 and have funds in reserve for upgrades.

Guess what happened next. After careful calculations and predictions of how local developers, property, and business owners will have to bend backward to align with the new requirements, the "beachy lifestyle" of Florida turned out as expensive as no one could have imagined until then. If not to say "simply does not worth it."

The expenses of living by the ocean — repairs, insurance, and maintenance — will surely only go up as extreme weather continues to take its toll. And it definitely will.

So, is there anything to do?

Unfortunately, what is lost is lost. In case home and business owners decide to cut corners and save on insurance and flood-control solutions, there is going to be a real inevitable dip in the development and the overall reputation of coastal Florida. It means that even if your property was not damaged that badly by hurricane Nicole, it might be particularly hard to liquidate it in the observable future.

But what if you don't want to? Indeed, if, until now, you have enjoyed all the benefits and joys of Florida's beachy lifestyle, you probably want to continue to do so in the most comfortable and safe manner.
